A typical week often involves borrower consultations, complex application packaging, underwriting coordination, and the steady cadence of pipeline work — meeting with borrowers on complex purchase or refinance scenarios, packaging applications for non-standard situations, working with underwriters on exception requests, supporting newer consultants. You're often the senior voice when borrower situations don't fit clean templates. Loan production, conversion rates, and customer satisfaction are the operating measures.

Friction tends to come from the regulatory complexity around mortgage origination — TRID, RESPA, fair-lending, and disclosure requirements all shape what gets done and how. Variance across employers is wide: at major banks senior mortgage work runs in structured systems with deep compliance infrastructure; at independent mortgage brokers the senior consultant has more product flexibility but more individual compliance responsibility.

The role tends to suit people who are product-fluent, regulatorily disciplined, and patient with consequential borrower conversations. NMLS, CMC, and senior mortgage credentials anchor advancement.
